Is It Possible for Foreign Nationals to Purchase Property in Turkey

In the past, Turkey’s reciprocity law limited property ownership rights for many foreign nationals. However, since May 2012, significant changes have been made to these regulations, making it easier for citizens of over 129 countries to invest in Turkish real estate. While this has opened many doors, a few rules and exceptions persist. Let’s break it down:

No Restrictions: Who Can Buy Property Freely in Turkey?

If you’re from countries such as the USA, Germany, Australia, India, or the UK, to name a few, you can buy property in Turkey without any major restrictions.

Countries with Nationals Barred from Buying Property:

Unfortunately, citizens from Armenia, Syria, North Korea, and Cuba can’t buy property in Turkey.

Countries with Specific Buying Restrictions:

Nationals from Jordan, Israel, Fiji, and East Timor can buy property but with some conditions.

Russian and Ukrainian citizens are not allowed to purchase property along the Black Sea coast.

Greek nationals face restrictions in buying real estate on the Black Sea coast and in some Aegean districts.

If you’re from countries like Morocco, Egypt, Latvia, or Afghanistan, you can’t purchase agricultural land. Some nationals, like those from Albania, are limited to buying only residential and office spaces.
